Cropland Demand Drives Value Gain in Western Wisconsin
Farmland in west central Wisconsin has proven remarkably strong over the past year. From July 2024-July 2025, cropland benchmarks showed a nearly 22% increase in value. Limited availability has been a key driver – when a quality tract comes up for sale, bidding wars often follow.

Supply and Demand at Work
It’s common across the territory to observe that location and land mix are major influences on sales. Straight cropland tracts with few wooded acres continue to draw the most attention in the area, especially when they’re near an existing operation. Auctions often split properties into smaller tracts – cropland, wooded acreage and building sites – to appeal to different buyers and maximize returns.
Seasonal Patterns and Buyer Trends
Cropland sales remain unpredictable throughout the year, with little seasonality. But recreational tracts show more of a pattern, as interest in hunting properties tends to peak during the fall. Buyers continue to show strong interest, regardless of overall economic headwinds.
Unique Sales to Watch
One notable auction involved land with permanent plantings, where the seller offered to remove them to transition the tract back into row crops. Buyers responded positively, underscoring the demand for productive cropland in the region.
Energy and Construction Influences
Solar projects are present in the area, but not on the same scale seen further south in Wisconsin. Most installations are situated on lower-quality land, so they aren’t a major concern for taking cropland out of production. Still, the future of tax credits could influence new developments.
On the construction side, inflation and financing costs have made buyers and builders more conservative. While overall construction levels have held steady, many are scaling back features – building homes on slab foundations, choosing simpler finishes or cutting back on upgrades to keep projects financially manageable.
What It Means for the Market
Even in a challenging farm economy, strong local demand, limited supply and strategic parceling at auction are keeping values elevated. With a cropland benchmark up more than 20% in a year, it’s clear that the fundamentals of supply and demand remain at play in west central Wisconsin’s farmland market.
