WHAT IS A PLAT MAP?
A plat map is a public record that shows how land is divided into parcels including property boundaries, lot numbers, roads and easements.
WHERE CAN I GET A PLAT MAP BOOK FOR MY PROPERTY?
Plat books are typically available through your county assessor’s office or online via your county’s GIS or land records website. The Compeer Land Locator means you can access this information for free online now too.
PLAT MAP VS SURVEY – WHAT’S THE DIFFERENCE?
A plat map shows general parcel details and boundary lines, while a land survey provides precise, legally binding measurements of a specific property.
HOW DO I READ A PHYSICAL PLAT MAP?
Start by identifying your parcel number or tract; then use the map’s grid, scale and legend to understand boundaries, dimensions and nearby landmarks. Learn how to navigate Compeer’s free online plat map below.
Instructions for the Compeer Land Locator
LEFT PANEL MENU OPTIONS
Zoom into the area you’re interested in to identify individual parcels, then click Parcels for detailed information
Click Farm Sales to see what farms are for sale and click on the marker to view the auction details
Select Layers to view and enable Common Layers such as counties, townships and FEMA flood hazards, or Base Layers such as topography or National Agriculture Imagery Program (NAIP)
HOW DO I FIND AN UPCOMING AUCTION?
- Select Farm Sales on the left menu; markers indicating the date of an auction will populate the map
- Use the search bar to enter a county and state you are interested in
- Browse tracts via the online plat map
Once you find an auction, click on the marker to view details about the property for sale and auction specifics. Then, you can Request Information from Compeer.

TWO WAYS TO SEARCH FOR FARMLAND
Use the Search Bar
- Enter a county and state
- Type the owner name
Note: If you search “Smith” you will see a list of parcels owned by entities that contain the name Smith. If you search “Smith Family Farms” you will see a list of parcels owned by Smith Family Farms.
However you search, choose which view you prefer – Map Locations to see them on the map and Parcels for a listing.
Zoom in on the Map
Narrow in by entering a location in the search bar or simply zoom in on the map to locate the parcel you are after.
